One Za’abeel, Dubai’s newest landmark, stands as a testament to what cities can achieve when architectural ambition meets sustainable design. Its soaring towers connected by a record-breaking skybridge, this pioneering building is leading the way, not only in terms of structural innovation, but also its approach to the environment and wellbeing. It’s a place where luxury, responsibility and community come together – enhancing life in the heart of the city.

Excavating over 42 meters below ground for the seven-storey basement was no small task. To protect local infrastructure, we isolated the construction area with a 2-metre-thick diaphragm wall with waler beams. This, plus two underground tunnels connecting the towers, minimised overground movement and kept traffic flowing. Electric vehicle charging and efficient parking onsite kept emissions and congestion to a minimum.

With the basement, ground floor and podium in place, it was time to construct the skybridge. Using a special sliding system, we assembled The Link on the podium roof, followed by sliding of the assembly from Tower A to Tower B, then lifted it into place in two stages – which meant only closing roads for 72 hours, To counterbalance the immense weight – over 9,450 tonnes, more than the entire Eiffel Tower – we built the towers with a slight lean, which would self-correct once The Link was welded into position. Hundreds of gauges kept the towers perfectly aligned during this process – a masterpiece of precision. 

The Link’s diagrid tube structure is another innovation, lending the skybridge strength and flexibility with less steel than a conventional frame. Aesthetically, it creates a stunning, column-free space for Michelin-starred restaurants, entertainment venues, and a 130-metre-long infinity pool with panoramic views.   

With a Gold accreditation from USGBC LEED (Leadership in Energy and Environmental Design) and a Guinness World Record for the longest, occupied cantilevered building, One Za’abeel sets a new benchmark for architecture worldwide. 

Beyond its pioneering structure, One Za’abeel’s is designed to make city life more connected, healthy and uplifting. Amenities include indoor gyms, swimming pools, green spaces and footpaths. A ground-level bridge connects residents and visitors directly to the Dubai World Trade Centre, Za’abeel Park, and public transport links – combining luxury, sustainability, and community value. 

This project stands as a beacon of purposeful innovation and sustainable luxury, a place where people can thrive, and a showcase for what’s possible for cities across our world.
